The self-storage business is a fast-paced environment and our employees wear many different hats from sales and customer service representatives to marketing specialists and cleaning crew. Below is a list of duties that you will be responsible for:
Primary Functions: The Onsite Manager for our Remote Model is responsible for the inspection and completion of the day-to-day tasks of the property which include but are not limited to the below functions. This is an hourly position that requires a minimum of 40 hours a week and travel between the regional stores using your own vehicle, with mileage reimbursement. Due to being on-site you may encounter customers and will be required to act in a professional way and escalate situations appropriately.
Sales - Supporting sales and revenue objectives by ensuring facility and unit readiness for new and existing customers. Standards are being met or exceeded and may require limited direct in-person interactions with potential customers.
Customer Relations - Promotes and maintains excellent customer relations by providing information and working with the RCSM and District Manager in resolving problems effectively. Suggests new ideas and concepts that would help enhance product services to both existing and potential customers. Resolves issues/problems in an effective, professional, and positive manner. Always represents the property and USA Storage Centers in a professional manner.
Administration - Complete daily checklist via Excel or on a computer software program
- Must be able to perform a move-in, take a payment, add notes into an account, and vacate tenants from the POS system.
- Communicates operating results by submitting accurate and timely reports as requested.
- Maintains the highest level of professionalism while ensuring that the standards established by USA Storage Centers are met and carried out.
- Monitors personal work email and can communicate in a professional manner via email/phone/text.
- Perform related duties as assigned by your supervisor.
Property Maintenance - Pick up trash and other debris.
- Sweep and clean vacated units and make them USA Storage Centers standards of a rent-ready unit
- Maintain the golf cart’s cleanliness, charge, and complete monthly inspections of safety functionality.
- Ensures that cleanliness and orderliness standards are met in the office, restrooms, grounds, hallways, and vacant units are cleaned per visit.
- Performs minor maintenance as well as working with any contractors hired for minor and major improvements. Light or minor maintenance includes but is not limited to changing light bulbs, cleaning units, picking up trash around the property, spraying weeds, adding over locks, checking the functionality of the gate motor system, etc.
- Performs all light and minor maintenance and custodial duties in a method and environment that would help ensure the safety and well-being of team members, customers, and the public.
- Creates tickets and/or request repairs via Service Channel.
- Regularly audits the physical conditions of a property and ensures that supplies are adequate and works with the Director of Maintenance or District Manager to ensure repairs are completed on a timely basis
Property Management - Completes detailed walk-around and appropriately notates the discoveries.
- Works with manager regarding any out-of-the-ordinary entry logs that could result in property security issues.
- Must be able to add overlocks and appropriately assign them using our POS system.
- Access the security system to verify all cameras are functioning and act quickly to resolve security problems.
- Understands and knows how to create tickets and/or request repairs via Service Channel.
- Regularly audits the physical conditions of a property and ensures that supplies are adequate and works with the Director of Maintenance or District Manager to ensure repairs are completed on a timely basis.

Candidate Qualifications: • Previous experience in the self-storage, property management or other related fields is recommended * Valid Driver's License • Reliable Transportation • Successfully Complete Background Check, Drug Screening and Aptitude Test • Ability to Multitask and build rapport with tenants • Excellent written and verbal communication skills • Ability to handle money: cash, checks and credit cards responsibility • Ability to learn new software systems quickly Physical Requirements • Sitting/standing/walking for up to 9 hours per day and lifting to 30 pounds • Will walk approximately 80% of your day and may sit at a computer for 20% of your day • Must be able to sit, stand, etc. • Must be able to clean inside and outside the office and units. Compensation: $19-$20/hour Monthly Bonus Potential |
